1. Initial ConsultationOur consultation meeting is the first step in bringing your vision to life. During this meeting, we’ll walk you through the Brancer build process and what you can expect when choosing us as your trusted builder. We’ll review preliminary house plans—whether provided by you or selected from our own collection—along with site/land plats, your preferred interior and exterior finishes, and initial budgeting considerations.
If you don’t yet have a house plan or haven’t found one you truly love, don’t worry—we’ve got you covered. Our in-house design team specializes in turning your ideas, needs, and dreams into a personalized set of plans during the “Planning & Design” stage. Our goal is for every client to leave this first meeting feeling confident, informed, and reassured that they’ve found the right builder for their custom home journey. |
2. Planning/DesignIn this phase, we’ll build upon the rough house plan or concept that was developed based on the ideas shared during your Initial Consultation. Together, we’ll take a deep dive into every area of your home—from flooring selections in each room, to kitchen cabinetry, countertops, appliances, fixtures, exterior siding, and patios. Every detail will be carefully reviewed—both structurally and aesthetically—to ensure your vision is fully captured.
This meeting also provides a valuable opportunity for you to give feedback, request changes, or refine elements of the design before we move forward with creating a full set of construction plans. |
3. Final ReviewOnce your plans have been finalized to reflect any comments or adjustments from the Planning & Design meeting—and you've given your full approval—we begin the process of pricing your home. This stage involves creating a comprehensive Bid Proposal, which includes accurate estimates for materials, labor, permitting fees, and all other associated costs. Because of the level of detail required, this process typically takes 3–4 weeks.
Once complete, the full proposal will be presented to you for final review and approval. After your sign-off, we’ll move forward with executing the Contract to Build.
